It simply shifts the focus from getting a listing and a commission – to truly advising in your best interests.
For example, we recently met with some people who were unfortunately going through a relationship break-up. Which, as many of you know, is an emotional and stressful time. Often stressed people rush into poor decisions.
They were basically saying… “just get our property on the market and sell it as soon as possible”.
So right there and then we could’ve easily notched up another listing and had their property on the market within a few days.
But we didn’t. Why? Because it wasn’t right for them.
For a start, they were very early in the process of breaking up and hadn’t really investigated their other alternatives – like buying one or the other out – which would have saved them selling fees and give their kids some stability. And secondly, bottom line, even if their final decision is to sell the property, they would’ve been unwise to put it to the market in its current state. It was very poorly presented.
So rather than list it on the spot, we instead advised that they work together to improve the presentation of their property before it goes to market.
